Structural repair and restoration

Some work is not a remodel. It is a repair. A wall needs to come out and take load with it. A shower has been leaking behind the tile for years and the damage is in the framing, not the grout. An older home needs its structure put right before spending anything on finishes makes sense. Build Rite Construction has done this work across Southwest Michigan and Northwest Indiana since 2009, with our own insured crew and the same fixed-cost budget approach we use on a full build.

What this covers

• Structural repair. Correcting framing, beams, and support that are failing or were never right, including work on older homes that have settled or been altered badly by a previous owner.
• Opening up load-bearing walls. Removing walls that carry load and replacing them with proper beams and posts, so a closed-off floor plan opens up without compromising the structure.
• Tile work and shower rebuilds. Rebuilding tile showers and wet areas from the waterproofing out, rather than tiling over a problem that will come back.
• Restoration. Bringing older and shoreline homes back, addressing what is behind the walls before the finishes go on.

Fixing the cause, not the surface

Most of this work exists because something underneath was covered up instead of corrected. A tile shower that fails is rarely a tile problem: it is waterproofing, slope, or framing, and re-tiling over it buys a year or two at most. A sagging floor or a door that will not close is telling you something about the structure. We open up enough to find out what is actually happening, tell you what we found, and price the repair that fixes it. That is slower to start and cheaper to own.

How this differs from a whole-home renovation

A whole-home renovation reworks layout, systems, and finishes across an entire house. This work is targeted: one structural problem, one failed wet area, one wall that needs to come out. Repairs of this kind often turn up in the middle of a larger project, and they are frequently the right first step on a house you are deciding whether to renovate at all. If what you are describing turns out to be whole-house in scope, we will tell you that rather than sell you a repair.

We take on structural repair and restoration throughout Southwest Michigan and Northwest Indiana, including Benton Harbor, St. Joseph, Stevensville, and the Harbor Country communities along the Lake Michigan shoreline, where older cottages and rehabs make up a good share of the work.
